Habitat Metro Denver is excited to be building two new homes in the Villa Park neighborhood in Denver.

Villa Park Homes includes a four-bedroom, two-­bathroom home and a two-bedroom, one-bathroom home, with outdoor storage sheds and two dedicated parking spaces included with each unit.

THE HOMEOWNERSHIP PROCESS

Buying a Villa Park Home

Step 1: View Homes for Sale

  • Click on a property webpage to see the number of bedrooms and bathrooms, price, and square footage.
  • Your household size should allow for no more than two people per bedroom.

Step 2: Review Program Qualifications

1. General Requirements

To qualify for homeownership, applicants:

  • Must have lived or worked in Metro Denver for at least a year (Adams, Arapahoe, Denver, Douglas, and Jefferson counties)
  • Must be a first-time home buyer (cannot currently own a home or have owned a home in the past three years)
  • Cannot be a registered sex offender
  • Must provide proof of U.S. citizenship or permanent residency
  • Any prior bankruptcy must be discharged for at least five years.
  • Must commit to completing sweat equity hours in partnership with Habitat
2. Financial Requirements

Applicants also must:

  • Demonstrate consistent employment history and income. Have a minimum of a year of employment on all current jobs or two years if self-employed. Current wages need to be reflected on most recent tax return
  • Maintain a monthly gross income within our income guidelines, based on your household size
  • Have a “non-housing-related payment debt-to-income (DTI) ratio” of less than 13%. Debts might include minimum monthly credit card payments, car loans, student loans, etc. Income can include wages, business income, SSI/SSDI disability, alimony, child support, and retirement. Show a total debt-to-income ratio (including Habitat mortgage payment) that is less than 43%
  • Have less than $1,000 in unpaid collections. Any active collections must be in payment plan and paid off prior to home closing.
  • Have a minimum credit score of 620
  • Demonstrate responsible credit and bill-paying history
  • Must show a minimum savings balance of one month’s mortgage reserve and a minimum buyer contribution of $2,000-3,000.
3. Income Requirements

To purchase a Habitat home, you must make less than 80% of the Area Median Income (AMI).

Your income level is based on your household size. To qualify for a Habitat home, you must make less than the amount listed below for your household size:

  • 1 Person Household – $74,800
  • 2 Person Household – $85,450
  • 3 Person Household – $96,150
  • 4 Person Household – $106,800
  • 5 Person Household – $115,350
  • 6 Person Household – $123,900
  • 7 Person Household – $132,450
  • 8 Person Household – $141,000

These are the maximum household incomes allowed. Note that while these represent our most common household sizes, Habitat Metro Denver serves households of up to 10 when homes are available.

Step 3: Determine if You're Ready

Step 4: Receive an Invitation to Apply

If you meet the requirements, you will receive an invitation to apply via email. In the application, you will:

  • Receive a link to our application packet and document request
  • Have five business day to return the complete packet and provide the requested documents
  • Have your application reviewed by our team to verify income, review credit and confirm household size
  • If you meet all the qualifications, a selection letter will be sent officially entering you into our program. Congrats!

Step 5: Complete Partnership Requirements

When you select your future home, you will sign partnership documents, which will require you to:

  • Complete “sweat equity” hours, which includes volunteer shifts on construction sites and at Habitat’s ReStores, and completing a series of online homeownership classes
  • Finalize your mortgage loan and close on your new home!

Villa Park Homes sit right across the street from Dry Gulch Park and the Lakewood Gulch walking path, meaning the families who live here will have easy access to green spaces and trails. These homes being built just west of Federal Boulevard and just south of Colfax Avenue, a quarter-mile from the RTD W Line train, making it easy for future homebuyers to access local transit and commute to work or school.
