Thank you for your interest in buying a home with Habitat Metro Denver!
Our homeownership program partners with qualifying families to buy homes with affordable mortgages. Habitat homeowners are involved in every step of the home buying process – volunteering with Habitat, getting to know our staff, and attending classes to become successful homeowners.
Is homeownership with Habitat right for you?
Habitat selects future homeowners for our homeownership program through three sets of criteria.
Before you apply, make sure you have:
Need for housing
We partner with families who have low to moderate incomes, and who experience crowding, expensive rent, or unsafe conditions in their current housing.
Willingness to partner
All Habitat homeowners attend homebuyer education courses and invest sweat equity to help build homes.
Ability to pay
Future homeowners will pay affordable mortgage payments that are around 30% of their gross monthly income. Please review our income guidelines below.

Maximum Income Guidelines
Habitat Metro Denver updates the income requirements for our homeownership program based on area market conditions. To purchase a Habitat home, you must make less than 80% of the Area Median Income (AMI), based on your household size (table below/right).
Please note: Meeting these income requirements doesn’t automatically mean that you will qualify to purchase a Habitat home. Please click on the home you wish to buy (above) to learn more about the specific requirements for that project and submit an application for formal approval.

3 Person Household | $93,800
4 Person Household | $104,200
5 Person Household | $112,550
6 Person Household | $120,900

Benefits of Working With Habitat
When you’re considering homeownership or home repair, partnership with Habitat provides:
- Affordability. When you buy a Habitat home, you will have affordable mortgage payments that are set to not exceed 30% of your family’s gross monthly income. Habitat conducts home repairs at 5-10% of the normal cost.
- Education. Habitat provides a series of home-buying classes and workshops that prepare you to be a successful homeowner.
- Trust. Our network of staff and volunteers support you throughout your partnership with Habitat. We are here to answer your questions, get to know you, and set you up for success in the future! We have been building affordable homes in Metro Denver for more than 40 years and have served more than 1,500 local families.
