Habitat Metro Denver is excited to be building eight new homes in Denver’s Washington Virginia Vale neighborhood, providing families the opportunity to purchase homes with affordable mortgages in a vibrant part of the city.   

Augustana Homes includes three- and four-bedroom layouts with two bathrooms per unit, as well as outdoor green space and dedicated parking.

General Requirements

To qualify for homeownership, applicants:

  • Must have lived or worked in metro Denver for at least six months (Adams, Arapahoe, Denver, Douglas, and Jefferson counties)
  • Cannot currently own a home
  • Cannot be a registered sex offender

Financial Requirements

Applicants also must:

  • Have a minimum of six consecutive months of employment on all current jobs, or 2 years if self-employed
  • Maintain a monthly gross income within our income guidelines (below), based on your household size
  • Have less than $2,000 in unpaid collections
  • Have at least two years since being discharged from bankruptcy
  • Have a “non-housing-related payment debt-to-income (DTI) ratio” of less than 13%. Debts might include minimum monthly credit card payments, car loans, student loans, etc. Income can include wages, business income, SSI/SSDI disability, alimony, child support, and retirement.
  • Show a total debt-to-income ratio (including Habitat mortgage payment) that is be less than 43%

Income Requirements

To purchase a Habitat home, you must make less than 80% of the Area Median Income (AMI). Your income level is based on your household size. To qualify for a Habitat home, you must make less than the amount listed below for your household size.

3 Person Household   
                  $92,400

4 Person Household   
                  $102,650

5 Person Household   
                  $110,900

These are the maximum household incomes allowed. Note that while these represent our most common household sizes, Habitat Metro Denver serves households of up to 10 when homes are available.

We are not taking application for these homes yet. Please stay tuned for updates. 

 

Once homes are available, you will fill out an eligibility questionnaire to confirm that you meet the program requirements. 

If you meet the requirements, you will receive an invitation to apply via email. In the application, you will:

  • Receive a link to our application packet and document request.
  • Have five business day to return the complete packet and provide the requested documents.
  • Have your application reviewed by our team to verify income, review credit and confirm household size.
  • Receive a pre-screening letter and get added to the Mountain View Priority List.
  • Watch an in-depth Mountain View Land Trust Information Session.
  •  Habitat staff will host Home Release and Selection Events for Priority List Members. This is when you will select your home.

When you select your future home, you will sign partnership documents, which will require you to:

  • Complete “sweat equity” hours, which includes volunteer shifts on construction sites and at Habitat’s ReStores, and completing a series of online homeownership classes.
  • Finalize your mortgage loan and close on your new home!

About Augustana Homes

Augustana Homes includes three- and four-bedroom layouts with two bathrooms per unit, as well as outdoor green space and dedicated parking. These homes will feature all electric appliances and an improved insulation system in the walls, keeping homeowners’ utility bills low. The homes are in the Denver Public Schools District and are close to local transit and businesses on Leetsdale Drive and Colorado Boulevard.   

Augustana Homes are possible thanks to a partnership with Augustana Lutheran Church, which is leasing the land to Habitat Metro Denver for the homes to be built. The church put out a request for proposals (RFP), inviting applications for an affordable housing developer to build homes on church-owned land. Habitat Denver responded to the RFP, and will now be able to build eight affordable homes on the site.
