The Prosper includes one- and two-bedroom condos near the Colorado School of Mines and Washington Avenue, with walkable access to schools, jobs, transit, and services.
Construction is scheduled to begin in Spring 2026 and conclude in late 2027, with condos listed for sale and applications accepted starting in Summer 2027. These condos will be supported by Habitat Metro Denver’s Colorado Community Land Trust to ensure affordability and long-term stewardship.

What size, type and number of homes will be built at The Prosper?
Are there volunteer opportunities on this project?
The Prosper at Golden includes 40 affordable, for-sale condos. The development will consist of 23 one-bedroom condos and 17 two-bedroom condos, ranging from 461–741 square feet. The condos at The Prosper will be all-electric, well insulated, and include energy-efficient appliances to keep utility costs low for homeowners. All condos will be deed-restricted to ensure long-term affordability and will be offered exclusively for purchase, making this the first permanently affordable homeownership community in the City of Golden.
Because the condos at The Prosper are being built by a licensed general contractor—rather than by Habitat staff and volunteers—we won’t be offering construction volunteer shifts on this particular build. The design and the fast‑paced construction schedule make a contractor‑led approach the safest and most efficient way to deliver these affordable, for‑sale condos. That said, Habitat loves partnering with the community, and we’re exploring other meaningful ways for folks to get involved. While the volunteer opportunities may not take place on the construction site, we hope to offer several engagement options throughout the project. We’ll also be hosting regular hard‑hat tours at The Prosper where community members can see progress up close and learn more about the condos. Additional events and volunteer activities may be available as the project moves forward. Are these homes rentals or Section 8 housing?
Who will buy the condos at The Prosper?
These homes are not affordable rentals and not Section 8 housing. They are homeownership opportunities, sold to income- and mortgage- qualified homebuyers who pay an affordable mortgage. Residents will own their condos and contribute to the long‑term stability of the community.
The condos at The Prosper are designed for people seeking the stability of homeownership but priced out of market‑rate options. These homes will be sold to income‑qualified buyers based on local median income guidelines. Buyers must demonstrate financial readiness for successful homeownership by meeting income and other requirements. Homebuyers at The Propser will participate in the “Drive it Home” program, offered by the Colorado Housing Finance Authority (CHFA), which will provide low-interest mortgage financing.
Future homeowners may include people working in Golden’s schools, Colorado School of Mines, healthcare facilities, local businesses, hospitality, retail, public service, higher education, engineering, and other industries that keep Golden running every day. This project supports the city’s vision for workforce housing where Golden works—offering a path to homeownership for people who contribute to the community but cannot compete with rising market-rate home prices.

What does it mean that these condos are “permanently affordable”?
How has Calvary Church been involved in this project?
All condos in this project will be part of Habitat’s Colorado Community Land Trust, which brings “permanent affordability” to the units. The community land trust model allows residents to purchase their home at an affordable price while the land is held and stewarded separately. Each unit will be initially sold at a below-market price and with a below-market interest rate mortgage. Then, when an owner sells, the home resells at an attainable price to the next income-qualified buyer, protecting affordability long‑term.
Calvary Church owned the site at 817 14th Street and wanted to see the land used for long-term community benefit. The church sold the land to Habitat for Humanity of Metro Denver after seeing Habitat’s proposal to use the site for attainable homeownership opportunities in Golden. The central location of the lot – right across from Calvary Church, and next to the Colorado School of Mines Campus – offers walkable access to jobs, schools, transit, and services—supporting the city’s goals around sustainable, community‑centered development.

Calvary Church, located across the street from the project, purchased the land at 817 14th St. and the single-family home on the property in 1997. The original home that sat on this lot was built in the 1860s, before the statehood of Colorado. Calvary Church sold the land to Habitat for Humanity of Metro Denver for the development of affordable homeownership opportunities.
To make The Prosper possible, Habitat and its partners secured grant funding from numerous local and state sources, demonstrating broad public and philanthropic support for the project. In December 2025, Golden City Council voted to award nearly $3 million from the city’s housing trust fund to The Prosper, providing critical municipal funding and support. The project will also serve as a pilot for the “Drive it Home” program, offered by the Colorado Housing Finance Authority (CHFA), which will provide low-interest construction financing that revolves into mortgage financing.
This project represents the first permanently affordable homeownership opportunities in the City of Golden, aligning with the city’s commitment to increasing affordable home opportunities in the community. All other deed-restricted affordable units in Golden are rentals; The Prosper exclusively offers the opportunity for attainable homeownership.
