Littleton Homes Homeownership Process
How do you buy a home with Habitat?
Here is a step-by-step overview of what to expect during Habitat’s homeownership process in Littleton, which is different than the process in other areas of Denver. Click on each step to see details.
Register Zoom Information Session
Step 1: View Homes for Sale
You can search current inventory by location, number of bedrooms and bathrooms, and price. You’ll also see each home’s square footage, and the minimum and maximum gross income required to qualify. Your family size should allow for no more than two people per bedroom. Homes are added regularly.
Step 2: Review our Program Qualifications
To qualify, you must make less than 80% of the Area Median Income (AMI). Your income level is based on your household size. To qualify for a Habitat home, you must make less than the amount listed below for your household size.
1 Person Household $55,950
2 Person Household $63,950
3 Person Household $71,950
4 Person Household $79,990
5 Person Household $86,300
These are the maximum household incomes allowed. Note that while these represent our most common household sizes, Habitat Metro Denver serves households of up to 10 when homes are available.
Step 3: Determine if You’re Ready
If you are ready to take the next step and see if you qualify to purchase a Littleton Home, start by attending an Information Session to hear more about the program requirements and learn next steps for applying to purchase a home.
The next Information Session is March 7th at 5:30 pm on Zoom. Registration link above.
The process includes the following steps:
- Attend a Littleton Homes Information Session and receive the link to the Eligibility Questionnaire.
- If you pass the questionnaire, connect with an approved lender after attending an Info Session to start the mortgage pre-approval process. Once you receive your loan pre-approval, contact the Homeownership Program intake team to income certify.
- Start the Habitat Program Intake Process, which includes (1) a link to our application packet and document request; (2) your packet, which must be completed and returned with the requested documents within five business days; and (3) your application, which will be reviewed by our team to verify household size and total household income.
The application process is usually completed in less than 30 days.
Homebuyers with a pre-approval letter from an approved lender and a Habitat Income Certification will receive an invitation to attend Home Release Events. We will offer homes as they become available to Priority List members.
Step 6: Complete Partnership Requirements
When you select your future home, you will go under contract, which will require you to:
- Sign a Real Estate Contract with a Habitat representative.
- Make a $500 earnest money deposit to the Title Company.
- Complete a series of online homeownership classes and the CHFA pre-purchase homeownership class.
- Finalize your mortgage loan and close on your new home!
Habitat Denver’s Littleton homes are part of a community land trust
What does that mean?
A Community Land Trust (CLT) provides many benefits to homeowners. A CLT is a nonprofit that holds the ownership of land through a 99-year land lease on behalf of a series of homes, while serving as the long-term steward for affordable housing.
CLTs make housing more affordable to own because homeowners only purchase their house and only pay property taxes on the house, making their payments lower. Homeowners must pay a monthly $90 land lease fee, but gain appreciation on the value of the property.

Habitat selects future homeowners for our homeownership program through three sets of criteria. Before you apply, make sure you have:
Need for housing
We partner with families who have low- to moderate incomes and who experience crowding, expensive rent, or unsafe conditions in their current home.
Willingness to partner
All Habitat homeowners atten homebuyer education courses and invest sweat equity to help build homes.
Ability to pay
Future homeowners will pay affordable mortgage payments that are around 30% of their gross monthly income.
