Habitat Metro Denver is renovating and selling affordable homes in Littleton.

These 2-, 3- and 4-bedroom homes are available through a partnership between Habitat and South Metro Housing Options (SMHO), which is making 60 total homes available to buyers making up to 80% of the area median income.

Buying a Habitat Home in Littleton

You can search current inventory above on this page. Click on a home to see its location, number of bedrooms and bathrooms, price, and square footage. Your family size should allow for no more than two people per bedroom. Homes are added regularly.

General Requirements

To qualify for homeownership, applicants:

  • Must have lived or worked in metro Denver for at least six months (Adams, Arapahoe, Denver, Douglas, and Jefferson counties)
  • Cannot currently own a home
  • Cannot be a registered sex offender

Financial Requirements

To purchase a Habitat home, you must make less than 80% of the Area Median Income (AMI). Your income level is based on your household size. To qualify for a Habitat home, you must make less than the amount listed below for your household size. 

1 Person Household                       $66,300

2 Person Household                      $75,750

3 Person Household                      $85,200

4 Person Household                      $94,650

5 Person Household                      $102,250

Applicants must also show mortgage ability— and provide a pre-approval letter from an approved lender. Buyers must have good credit, ability to pay monthly mortgage and housing costs (taxes, insurance, land lease, HOA if applicable), and ability to pay for down payment and closing costs.

To apply for a Habitat home in Littleton, the process includes the following steps: 

  1. Attend an Info Session. – CLOSED UNTIL FURTHER NOTICE
  2. Connect with an approved lender after attending an Info Session to start the mortgage pre-approval process. Once you receive your loan pre-approval, contact the Homeownership Program intake team to income certify.
  3. Start the Habitat Program Intake Process, which includes (1) a link to our application packet and document request; (2) your packet, which must be completed and returned with the requested documents within five business days; and (3) your application, which will be reviewed by our team to verify household size and total household income. 

The application process is usually completed in less than 30 days.

Homebuyers with a pre-approval letter from an approved lender and a Habitat Income Certification will be added to the priority list. Once added, buyers on the priority list will receive an invitation to view and select a home based on their number on the list via an online Home Release Event.

When you select your future home, you will go under contract, which will require you to:

  • Sign a Real Estate Contract with a Habitat representative.
  • Make a $500 earnest money deposit to the Title Company.
  • Complete a series of online homeownership classes and the CHFA pre-purchase homeownership class.
  • Finalize your mortgage loan and close on your new home!
